Maintenance Schedule

Before commenting on maintenance, let us mention that our Leak-Proof Guarantee is valid regardless of whether or not the roof is maintained. Also, our roofs will last a minimum of 20 years with no maintenance. However, property owners who want the most value out of the Dura-Foam System are recommended to follow the guidance below:


Dura-Foam System Maintenance Schedule

  • Year 0 - Install Dura-Foam Roof

  • Year 5 - Apply First Recoat

  • Year 10 - Free Roof Inspection

  • Year 15 - Free Roof Inspection

  • Year 20 - Free Roof Inspection

  • Year 25 - Apply Second Recoat

  • Year 30 - Free Roof Inspection

  • Year 35 - Free Roof Inspection

  • Year 40+ - Free Roof Inspection every 5 years; upgrade coating when needed.

Free Roof Inspections

Every 5 years, when the Free Roof Inspection takes place, minor touch-ups are performed if needed. Often, no minor touch-ups are needed and no charges are made to the property owner. When minor touch-ups are needed, the cost of this work is usually about $25 per 1000 square feet of roof surface. These touch-ups, when needed, are extremely affordable to our customers because we do not charge for travel time on Free Roof Inspections.


Best Results with First Re-Coat at Year 5

Applying the first coating upgrade at the 5-year mark is highly recommended because it preserves the original SPF roof in newer condition. Additional re-coats are recommended every 20 years. Through our experience of installing, inspecting, and re-coating many thousands of Dura-Foam roofs for over 28 years, we have seen that roofs with the first re-coat applied at year 5 perform best. On these roofs, the new coating lasts longer because it adheres better. Also, if weather and UV rays break-down an area of the re-coat layer, the roof's original coatings are still strong enough to protect the roof system until it is touched-up at the next Free Roof Inspection.


The Re-Coat Installation Process

As our roofs continue to age, re-coats are needed about every 20 years. Re-coating is also much faster and much less traumatic than re-roofing. First, pure water is used to pressure-wash the roof surface. Second, primers and sealants are used to prepare the dry roof surface. Lastly, the new coating layer is sprayed to specified thickness in an even layer that coats the whole roof surface.


Time has Proven that Our System Works

Dura-Foam has been installing Spray Polyurethane Foam (SPF) Roofs for over 28 years. Our oldest roofs that had the first re-coat at 5 years continue to perform like new. Some of our oldest roofs have started to need second re-coats. These 25 year-old roofs have proven that our maintenance guidelines work. At year 25, these property owners have bought a couple of re-coats, but they have gained a Long-Term Roof System that will continue to last the life of their home. The time span between re-coats is longer than most other roof systems tend to last. Imagine the savings! Instead of buying a new roof, Dura-Foam customers can simply re-coat at a fraction (+/- 25%) of the cost of re-roofing. The result is long-term savings of over 75%!
